         <title>Broad Reach Retail Partners Adds Key Team Members</title>
         <description><![CDATA[<p>Broad Reach Retail Partners, LLC is pleased to welcome David Donato and Nicole Ruocco to our team.  </p>

<p><a href="mailto:ddonato@broadreachretail.com">David Donato</a> will be joining the company as <b>Director of Leasing</b>.  Mr. Donato will be responsible for the marketing and leasing of the existing portfolio, and will assist the principals in analyzing potential acquisitions.  Prior to joining Broad Reach, Mr. Donato was the Leasing Manager for the Southeast Region at Centro Watt, where he was accountable for leasing a multi-state retail portfolio in excess of three million square feet. He began his leasing career at Continental Realty Corporation, a shopping center management and development company based in Baltimore, Maryland.  David is a member of the International Council of Shopping Centers and a board member of the Dartmouth Club of Maryland. </p>

<p>Nicole Ruocco</a> joins Broad Reach Retail Partners as <b>Controller</b>.  Ms. Ruocco will be responsible for overseeing the administrative, human resources, and accounting functions of Broad Reach Retail Partners.  Nicole has over 20 years of accounting experience in real estate, including retail, office, multi-family, and retirement communities.  She is a member of the AICPA and is preparing to become a certified fraud examiner.  Ms. Ruocco holds a Bachelor of Arts degree in Pre Law from the University of Baltimore and is a licensed CPA</p>

The new company will have offices in Atlanta, Baltimore, and Virginia Beach and will draw upon the combined experience of Nate Tower and Charles Moore, who will be responsible for all future acquisition efforts with an emphasis on value-added shopping centers in the Midwest, Northeast, Mid-Atlantic and Southeast.</p>

<p>Coastal Capital Partners, LLC was formed in 2002 and has purchased over $90 million in retail centers in the past five years.  Baltimore-based TRI was formed by Nate Tower to purchase value-added shopping centers in the Eastern United States.          <description><![CDATA[<p>Coastal Capital Partners, LLC has changed their acquisition criteria.  In past years the company has purchased primarily newer, stabilized shopping centers that provide for immediate and stable investment returns.  However, Charles Moore states "At current pricing levels, we've found it much more difficult to find product that makes sense in terms of investment fundamentals.  Now that interest rates are up, it's even harder to maintain our yield requirements.  Our new program will focus on future potential rather than Day One return."</p>

<p>Coastal Capital Partners is now seeking properties in primary and secondary markets in the Southeast with positive growth fundamentals including Alabama, northern and central Florida, Georgia, North Carolina, and South Carolina.  Examples would include, but are not limited to:</p>
